Eligibility & Applications

10 Bay Residence is available to members of the McMaster community, including undergraduate and graduate students, medical fellows, and McMaster staff and faculty.

Applications are completed through the McMaster Housing Application Portal. Select 10 Bay Residence, choose your preferred suite, and submit your application. Housing & Conference Services will follow up with next steps.

If suites are full, you can submit a form to indicate your interest and be contacted if availability opens. Applications are processed on a first-come, first-served basis.

Yes. Roommate requests can be submitted through the Housing Application Portal. Both individuals must be eligible, apply, and accept each other as roommates.

Yes, this can be accommodated under standard roommate request conditions. Note that the undergraduate student must initiate the roommate request through the portal.

Suites & Living Experience

10 Bay offers fully furnished studio, one-bedroom, and two-bedroom suites designed for single, couple, and family living.

Each suite includes:

  • Full furnishings (bed, desk, seating, storage)
  • Private washroom
  • Kitchen with appliances (fridge, stove, microwave, dishwasher)
  • High-speed Wi-Fi
  • Utilities (heat, water, electricity)

Yes, all suites are fully furnished and move-in ready.

Yes. Two-bedroom suites are available for couples and families who meet the eligibility criteria.

Pricing & Payments

No. There is no requirement for first and last month’s rent, and no deposit is required.

Rent is charged monthly to your Mosaic account.

Rent is due on or before the 1st of each month. Charges are typically posted about 15 days in advance.

Late payments may incur interest or additional fees. It’s important to pay on time to avoid penalties.

You can pay through:

  • Online banking (add McMaster as a payee using your student ID)
  • Credit card or debit via Mosaic (processing fee applies)

The building features 24/7 on-site security, controlled access, and a staffed front desk. Residence Life staff are also available to support residents.

Pets are not permitted. Approved service animals may be accommodated in accordance with McMaster policy.

No. 10 Bay Residence is part of McMaster’s smoke-free campus. Smoking is not permitted anywhere on the property.

Parking & Transportation

Parking is available through McMaster Parking Services and is not included in rent.

Permits can be purchased through McMaster Parking Services. Once secured, residents must coordinate to be assigned to 10 Bay parking.

Lease & Policies

Leases are typically 12 months and begin on the first day of the month.

Yes, renewal is possible if eligibility requirements are met and there are no outstanding issues. Renewal is not guaranteed.

If you are no longer eligible to live at 10 Bay, you will be required to move out and remain financially responsible until the lease is reassigned or completed.

Subletting may be permitted with approval from Housing & Conference Services. The sublet must meet eligibility criteria, and the leaseholder remains responsible for payments.
